Experience

I became licensed as a real estate agent in Boise in 1974 (age 22) following my father (Gooding) and grandfather (Caldwell) in an Idaho family tradition that began in 1952.

 

My broker’s license was obtained in 1977 (age 25) and was owner/broker of my own offices from 1977 to present. Largest office (City Realty) had 37 agents. Also owned Wilkins and Roan, Inc. Realtors, Boise River Realty and Wilkins Realty.

 

For many years I was the only Boise Realtor nominated to be a member of the Who’s Who in Luxury Real Estate national referral network. 

 

Experience in closing over 800 individual transactions of which over 100 were custom build jobs. I primarily specialize in residential home marketing, but have also sold light commercial properties. 

 

Development sales experience include: Starlight Meadows and Middle Creek (Star), and Cavallo Estates (Eagle). This was listing the bare farm ground, processing through zoning and subdivision approvals to closing.

Real Estate Education

I successfully completed the following real estate courses at BSU: Real Estate Essentials, Broker Training, Real Estate Law, Real Estate Appraisal and Real Estate Marketing. In addition, I completed a Commercial Real Estate Investment course (CCIM) in 2005.

 

Also took 10 additional classes for 42 credit hours including: Risk Management, Real Estate Business Contracts and Office operations, Multicultural Clients, Commercial Real Estate Listings, Email Marketing, Digital Imaging, etc. I have attended numerous other Real Estate seminars and classes throughout the Northwest. 

 

In 1979, I earned both the GRI* (Graduate Realtor Institute) and CRS** (Certified Residential Specialist) designations.

*GRI: Only about 9 percent of all REALTORS® have earned the designation Graduate of the REALTOR® Institute. Has been compared to a Bachelor’s Degree in real estate. 

​

**CRS: The Certified Residential Specialist designation, offered through NAR, denotes an agent who specializes in residential real estate. Only about 3 percent of the members of NAR have earned this designation. Has been compared to a Master’s Degree in real estate.

​

In 2021, I completed the following 27 credit hours of Continuing education courses. Legal issues, Rights and Limitations of Property Ownership, Real Estate Ethics and Practice, Fundamentals of Real Estate Appraisal, Business Conduct and Office Operations, 2019 & 2020 Idaho Real Estate Commission Core courses.

Sales Production

Since beginning in 1974, sales production has consistently been at the multi-million-dollar level with annual sales averaging 4-8 million in the late 80’s and early 90’s. I have been awarded dozens of Million Dollar production awards and have consistently ranked in the top 2-3% for sales production annually in Boise.

In total, I have personally been involved in over $80 million dollars in closed transactions. My wife and I have personally bought and flipped 29 homes in the Treasure Valley, before reality TV shows made it trendy.

Also owned and managed over 30 rental properties with an investment partner.

​

When the recession of 2008 struck, a majority of transactions were foreclosures and short sales working with banks, so I placed my license on inactive status in 2010 for several years.

With literally thousands of agents to choose from in Idaho, less than 3% have equal or greater qualifications to serve as your real estate broker/agent.
