Due to a sudden and abrupt career relocation, we needed to sell our home and preferentially quickly.
We interviewed three Realtors to list and sell our home. The first two came largely unprepared and indicated that there were really no good comps available for our large home with a swimming pool/spa feature. Additionally, they both suggested listing our home for far less than what we had estimated the value to be at with our independent research of our local market. Kurt Wilkins was the last of the three Realtors we interviewed. Kurt came fully prepared with a written professional competitive market analysis with solid recent comparable sales and presented us with a listing price that was in line with the valuation that we had been researching on our own. Sure he had to expand his search slightly to find comparable sales but I felt that is why you list with an agent so they can do the leg work to obtain a fair market price for your home and Kurt did this work prior to even meeting with us. We felt that the first two realtors were merely trying to obtain a quick sale whereas Kurt was trying to help us sell our home for a good fair market value. Additionally, he came prepared with a detailed marketing plan which included placing our home on full-page ads in both IdaHome lifestyle magazine and a Haven lifestyle magazine in order to advertise to a greater audience. Neither of the other Realtors offered a marketing plan or advertising that came close to what Kurt proposed. Most importantly, Kurt followed through with the plan he proposed to us.
Selling our home on a time constraint was nerve-wracking but Kurt make the selling process much less stressful for us. Kurt was a solid calming influence each time we were worried about the progress and he always had the next step planned but often encouraged us to have patience with each planned step.
We had a fairly large property and had a pool with a powered cover and several water features along with several features around our pool. Each time a showing was scheduled, Kurt came over and opened the pool and turned on the water features and also staged all the lighting for the showing Realtors and their potential buyers. After the showings he came back and shut everything down. We heard multiple comments from other realtors about how unusual it was for the listing agent to offer these courtesies. During the listing period, Kurt held open houses twice for our home. He also hired a professional photographer to take exceptional drone, still and virtual tour photos of our home that highlighted the features and benefits of our home. He offered numerous suggestions on improving the curb-appeal of our home and offered simple tips that greatly improved our marketability.
During the listing period we had received a full price contingent offer but Kurt encouraged us to be patient for either a cash or well qualified offer. Shortly after, we received an offer that was far below our asking price and our first instinct was to not respond at all. However, Kurt skillfully negotiated the offer to full price for us. It was a cash offer and it was fully closed and funded in less than 10 days. Kurt also helped us negotiate favorable buyer credits after the home inspection revealed a few issues.
Kurt ended up selling our home for the amount we estimated our home to be worth. That being to the magnitude of $250,000 more than what the other realtors were suggesting as a listing price. Kurt was easy to deal with and was a professional through the entire process.
Additionally, he went the extra mile and advertised and sold a camper trailer for us.
